What we take care of

Ray White Youngs Rentals provides a complete, end-to-end management service. We collect rent when due and maintain a zero-tolerance policy on arrears. Owner payments for rates, insurance, repairs, and maintenance are handled on your behalf, with monthly financial statements and funds directly credited to your nominated bank account at the end of the month.

Quarterly inspections are carried out to check property condition and identify any repairs or maintenance needed, with a written report provided after each visit ($65 +GST per regular inspection). We coordinate all maintenance up to an approved cost limit without needing to contact you, and seek approval for anything above that limit. All work is inspected before payment is authorised.

Whenever your property becomes available, we handle the re-letting process, with owner approval for each new tenant if required. We also manage tenant liaison to resolve any problems or complaints, provide written reporting on all matters of importance, and represent you at mediation or Tenancy Tribunal hearings when required (application fee of $28.00 applies).

Fees

Our commission rate is 8% +GST on rents collected, reducing by 0.5% for each additional property managed by us, capped at 6.5% +GST. This fee is tax deductible against your rental income.
